REAL ESTATE CHECKLIST

 

 

 

 

 

 

Many of our clients have questions about the paperwork and documentation they will need to bring to their Real Estate Closing. For your convenience, we offer the following checklists to ensure you arrive at your Closing fully prepared to finalize your closing transaction:


CLOSING CHECKLIST FOR BUYERS

 

Prior to Closing, we will need from you:

  1. Your Social Security number

  2. Your Homeowners/Hazard Insurance policy information

  3. Copies of any relevant Wills, Trusts, Powers of Attorney or Corporate Documents related to the Buyer/Borrower

 

Please bring the following to the Closing:

  1. Photo identification (Please Note: the name on the I.D. must match the name on the Closing documents)

  2. Funds for Closing in the amount shown on your preliminary Settlement Statement or Lender's Good Faith Estimate if no preliminary Settlement Statement is available. (Please Note: pursuant to our firm policy any amount due from the Buyer at Closing in excess of $500 
    must be in the form of either a Cashier's Check, Wired or Certified Funds or funds drawn on a Georgia Attorney's Trust Account)

  3. Your personal checkbook to cover any last minute Adjustments to the Settlement Statement at Closing

  4. Copy of the Declaration Page of your Homeowner's/Hazard Insurance policy

  5. Any documents you were instructed to bring to your Closing by your Mortgage Lender as a condition of your Closing (e.g. tax returns, pay stubs, proof of sale, etc.)

  6. If a Power of Attorney is to be used, and has been prepared or approved by our Office, the Original Executed Power of Attorney (Please Note: the original Power of Attorney must be retained by our office after the Closing)

 

CLOSING CHECKLIST FOR SELLERS

 

Prior to Closing, we will need from you:

  1. Names of all parties on the title to the property

  2. Homeowners Association contact information, including contact name, address and telephone 
    number

  3. All payoff information, including contact information for each loan, account numbers and Social 
    Security numbers for all parties on the loan

  4. Copies of invoices for any repairs that are to be paid [by our firm] at Closing

  5. Copy of the Termite Letter

  6. Your forwarding address, social security number and telephone number

  7. Copies of any relevant Wills, Trusts, Powers of Attorney or Corporate Documents related to the 
    Seller

 

Please bring the following to your Closing:

  1. Photo identification for all parties on Title (Please Note: the name on I.D. must match the name on the Title to the Property)

  2. The Original Termite Letter

  3. Any Home Warranty information, if applicable

  4. Copies of invoices for any repairs, if applicable

  5. Keys and/or garage door openers to the property

  6. If a Power of Attorney is to be used, and has been prepared or approved by our Office, the originally executed Power of Attorney (Please Note: the original Power of Attorney must be retained by our office after the Closing)

 

CLOSING CHECKLIST FOR REAL ESTATE AGENTS AND LENDERS

 

Prior to Closing, we will need from you:

  1. A Title Order

  2. The name of the insured for the title Commitment/homeowner's insurance

  3. The borrower's & Seller's name and the loan amount

  4. Whether this is a first mortgage, a second mortgage, or a first and second mortgage combined

  5. Whether this is an FHA, VA or Conventional loan

  6. Whether or not a survey will be required

  7. Method of delivery of loan package/loan proceeds

  8. Homeowner insurance premium and information (if you are obtaining this information)

  9. Subordination agreement (if you are obtaining this document)

 

What you may need from us:

  1. Tax amount and homeowners’/hazard insurance premium (if we are obtaining this information)

  2. An Insured Closing Letter

  3. A Title Commitment/Binder

  4. Wiring instructions

  5. Subordination agreement (if we are obtaining this document)

  6. Our Fee Sheet

  7. A Preliminary Settlement Statement once the Closing package has been received by our office
